FAQ

FAQ — Vision Aluminum & Glass in Broward County

The full aluminum and glass scope: impact window and door installation, sliding glass door repair and replacement, foggy or broken glass replacement, railings, storefronts, and complete hurricane protection packages, all under one Florida Certified General Contractor license (CGC 1537007).

Yes. Vision Aluminum And Glass Specialists is a Florida Certified General Contractor (License CGC 1537007), fully insured, serving Broward County and the tri-county area since 2014.

Yes. Most owners see 25-45% off the wind portion of the premium after a wind mitigation inspection, which we document for every Broward County installation.

Broward County sits in Florida's Wind-Borne Debris Region, so the Florida Building Code requires new and replacement openings to be impact-rated or protected by shutters. Impact windows meet the requirement permanently, with no panels to hang before a storm.

Absolutely. Many Broward County communities require HOA architectural approval for new windows and doors. We provide product spec sheets, NOA documents, and drawings so your application is approved quickly.

We install Miami-Dade NOA approved impact windows and doors from leading Florida manufacturers, matched to your home's style, opening sizes, and budget. Every unit is backed by manufacturer and workmanship warranties.

Most Broward County window and door permits are approved within 2 to 4 weeks. We prepare and submit the full application, including product approvals, and schedule the final inspection for you.

Impact Windows and Doors Throughout Broward County

Broward County is our home base — our office is in Hollywood — and like Miami-Dade it falls inside the High Velocity Hurricane Zone under the Florida Building Code. Every replacement window, entry door and sliding glass door installed in Broward has to meet HVHZ impact and pressure requirements and carry a qualifying approval, either a Miami-Dade NOA or a Florida Product Approval that is valid for HVHZ use. Broward also has its own Board of Rules and Appeals, which interprets the code countywide, so the standard is consistent whether the job is in Hallandale or Parkland.

Older ranch homes in central Broward

Much of Margate, Lauderhill, North Lauderdale, Oakland Park, Wilton Manors and the older parts of Plantation and Hollywood was built from the late 1950s through the early 1980s. These homes were typically fitted with jalousie or thin single-hung aluminium windows that predate any wind-borne debris standard. Replacing them is usually a like-for-like swap into the existing masonry opening, and it generates the documentation an insurer needs for opening-protection credits on the wind-mitigation report.

Newer communities in the west

Weston, Pembroke Pines, Miramar, Coral Springs, Parkland and Coconut Creek were largely built from the late 1980s onward. Many of these homes already have impact glass or shutters, and the work we see there is different: large sliders with failing rollers, early impact units whose laminated interlayer has started to cloud at the edges, and homeowners replacing accordion or panel shutters with impact windows so they never have to put up shutters again. Most of these neighbourhoods are governed by an HOA, and we supply finish and elevation details in the format their architectural committees request.

Waterfront and Intracoastal properties

Fort Lauderdale's canal neighbourhoods, Lighthouse Point, Deerfield Beach and Dania Beach put homes within a few hundred feet of salt water. On these jobs we specify corrosion-resistant finishes and stainless hardware, and we check the design pressure carefully — waterfront exposure and second-floor elevations often push a home into a higher pressure rating than an inland house of the same size.

Permits and inspections

Broward has 31 municipalities, each with its own building department, plus unincorporated areas handled by the county. We pull the permit, submit the product approvals, schedule the inspection and close the permit — an unpermitted window replacement will surface during a sale and can cost far more to correct than to do properly. Because we are based in Hollywood, most Broward addresses are a short drive for our crews, which keeps measurement appointments and service calls quick.

Broward Permits, HOAs and Older Windows: What Homeowners Ask

Is Broward County held to the same standard as Miami-Dade?

Yes. Broward is also in the High Velocity Hurricane Zone, so replacement windows and doors must meet HVHZ impact and pressure requirements. A product approved for HVHZ use is required on the permit.

My HOA requires shutters — can I switch to impact windows instead?

In most Broward communities, yes. Associations generally accept approved impact windows as storm protection, but frame colour and grid style still need architectural approval. We prepare the submittal for you.

My early-2000s impact windows look cloudy around the edges. Can that be fixed?

Edge clouding is usually the laminated interlayer delaminating, and it cannot be repaired in place. Depending on the frame's condition we replace the glass unit or the full window. We assess it on site and give you both prices.

How quickly can you measure?

Our office is in Hollywood, so most Broward addresses are a short drive. Measurement appointments are usually available within a few days of your call.
